Common Condo Defects in Singapore: What Owners Often Miss at Handover

For many condominium owners in Singapore, collecting the keys to a new unit is an exciting moment. However, the handover stage is also one of the most important times to inspect the property carefully. In practice, many owners focus on renovation planning, furniture, move-in schedules, or design decisions, and may not spend enough time reviewing the visible condition of the unit in a structured manner.

As a result, some defects or workmanship concerns may be overlooked until much later, when rectification becomes more inconvenient, the unit has already been occupied, or renovation works have begun.

A structured defect inspection at handover can help owners identify visible issues more systematically and document the unit’s condition before move-in, rectification, or renovation.

What a condo defect inspection is not

A general condo defect inspection is usually based on visible and reasonably accessible conditions observed at the time of inspection, subject to the agreed scope. It is not automatically a concealed-condition investigation, destructive test, statutory certification exercise, or specialist technical assessment unless specifically agreed in writing.
